With the latest update, we overhauled how property appreciation works on Headway NOVA. In this guide, you will learn how investors get profits from property appreciation now, what affects token pricing, and why this system brings more benefits to you as a user.

Property appreciation definition

Property appreciation refers to the change in property value over time. It can be positive (increase) and negative (decrease, or depreciation), though real estate tends to rise in value over time. For example, if you buy a property for $100,000 and sell it in 10 years for $150,000, you make $50,000 from property appreciation. This is one of the main income-generating streams for real estate investors.

With real estate tokenization, you can profit from property appreciation by investing in real estate tokens. These are blockchain-powered shares that allow you to receive profits generated by the underlying property. 

On Headway NOVA, property appreciation is the difference between a property's initial price and its current market price. If the project ends or the investor decides to sell his tokens, this market price (minus the appreciation fee) is what he receives for each owned token.

Property appreciation and token price dynamics

The main feature of investing in NOVA is that property appreciation dynamics are reflected in the pricing of property tokens in real time. And if the value of the property changes, so does the value of the tokens.

Here is how it works:

  • An investor buys a property token worth $100.
  • After some time, NOVA conducts a revaluation of the property, which brings the value of the token to $104.
  • In the following months, several revaluations happen, reflected in the following changes to token value: $104 → $106.7 → $105 → $110.
  • At the end of the project, NOVA conducts the final property evaluation. The resulting token value is paid out to the investor’s NOVA Wallet.
❗ Note that your portfolio displays net token values, meaning that all applicable fees are already deducted. This helps you better understand your portfolio’s net value.

How is the token price calculated?

Wondering how the price of your tokens is determined? Let’s find out together.

Initial price

When a project is launched for sale, its tokens have an initial price. It is calculated by dividing the property price by the number of tokens.

If a property is worth $100,000 and NOVA creates 1000 tokens, one token’s price will be $100,000 / 1000 = $100.

Current price

The current token price reflects the net value of your investment after the latest property revaluation. It is calculated by taking the current property value, subtracting the appreciation fee, and dividing the result by the number of tokens.

ℹ️ Appreciation fee is a performance fee, calculated as a percentage of the profit (the difference between the current property price and its initial starting price). It is only applied when the property gains value.

In this way, the token price you see is the net value: It already includes your profit from appreciation after the fee has been deducted. You benefit from this increased value immediately.

For example, if the new property price rises to $110,000 and the appreciation fee is 30%, the deducted amount will be ($110,000 - $100,000) * 30% = $3000. Thus, the current token price is ($110,000 - $3000) / 1000 = $107. 

How to follow your token value changes

If you own any NOVA tokens and want to follow its performance, here is how you can do it in your app.

Go to your Portfolio

In your Portfolio, you will see the all-time ROI based on all your owned tokens and transactions. 

  • All-time ROI represents how much your investment has increased across all the properties you ever owned tokens in, currently and in the past.
  • Current balance refers to the number of tokens you own now.
  • Total return refers to the amount of money you made on NOVA.
  • Total cost is how much money you spent on your investments.

These parameters can change in real time based on updates to the value of the tokens you ever owned.

All my tokens

On each property card, you can view the current token price for that property. To access detailed information about your investment, tap Details. You'll find the following information:

Total property cost – how much you invested in the property via:

  1. direct orders – primary tokens bought directly from NOVA,
  2. hot tokens – bought on the resale market from NOVA users,
  3. third parties – by buying tokens outside of the NOVA platform.

Total property return – how much you earned from this property via:

  1. rental dividends (if applicable),
  2. resale profit from hot tokens,
  3. current tokens value, updated after revaluation

Current ROI – your current total return on investment in this property.

This clear breakdown helps you understand your investment's performance and make informed decisions.

Can you get property appreciation profit before the project ends?

Yes, you can. If you want to receive your property appreciation returns before the project is finished, you can exit your investment via NOVA’s resale market.

Sell your property tokens on the secondary market and set your own price. Make sure you take into account the initial and current token prices, offers by other NOVA users, and overall market demand to successfully sell your tokens. This way, you will be able to profit from property appreciation even before the project ends.

Now, purchasing tokens at or near the starting price increases your profit from property appreciation in the long term.   • Smarter long-term investing. Regular revaluations allow investors to track property trends and identify which projects show the strongest appreciation potential.
